By 2007, St. Louis residents and visitors will have a new entertainment destination –– the $290-million Bottle District. Representatives of The Bottle District, Clayco and the city broke ground on the project Sept. 27.

Clayco is serving as the design-build contractor and design and construction manager for the 18-acre development. The Bottle District is located directly north of the Edward Jones Dome and bound by Broadway on the east, 7th Street on the west and Interstate 70 to the north. BDP LLC is the developer.

“The groundbreaking marked the start of a thrilling development schedule,” said Dan McGuire, chief executive officer of BDP LLC. “As The Bottle District begins to take shape, city residents and visitors will witness and feel the excitement and anticipation of the 2007 grand opening.”

As St. Louis’ first true entertainment district, The Bottle District will include more than 900,000 sq. ft. of entertainment, retail, restaurant and residential space. At night, the district will transform into a unique evening experience with restaurants, shops, clubs and live entertainment. The Bottle District already has tenant agreements with Sammy Hagar’s Cabo Wabo Cantina, Rawlings All American Grille and Grand Prix Speedways.

Ample secure parking will be provided and up to 150,000 sq. ft. of historic buildings will be redeveloped into loft residential and office space with retail located at street level. In addition, 700 new condominium units with spectacular 360-degree views are planned, providing downtown St Louis’ first newly constructed high-rise homes.

Forum Studio Inc. is the architect for the project. Joining Clayco and Forum are Stock & Associates Inc., civil engineer, and Alper Audi Inc., structural engineer. Clayco’s team includes Kirk Warden, project executive; Jared Hegeman and Gregg Ernst, project managers; and Tony Williams, construction administration.

Clayco is a full-service real estate development, design and construction firm specializing in “the art and science of building.” With offices in St. Louis, Chicago and Detroit, Clayco provides design-build project delivery for the corporate, institutional, food and beverage, industrial/process and logistics/distribution markets. Clayco’s subsidiaries include Forum Studio Inc., Clayco Realty Group and Concrete Strategies.
