The development team behind the Mansfield Innovation Community (The MIC) – a partnership between Admiral Legacy Investments and Foundry Commercial — began work on Phase 1A, a 152,894-sq.-ft., Class-A office building that will serve as the first vertical component of the community's planned 18-acre mixed-use destination in Mansfield, Texas.
Located on a 5-acre site within the Mansfield Innovation District (The LinQ – Innovation District), the five-story office building will feature modern Class-A office space alongside flexible coworking environments designed to support entrepreneurs, growing businesses and established organizations seeking collaborative workspace solutions.
Construction of the office building is under way, marking a milestone in the long-term vision for The MIC and the continued evolution of Mansfield's Innovation District. The project team includes BOKA Powell as architect, Wier & Associates Inc. as civil engineer, Moss as general contractor, Stream as leasing representative and Foundry Commercial as property manager.
The $57.5 million Phase 1 development will provide modern office, research, collaboration, and business incubation space tailored to the needs of technology, health care innovation, entrepreneurs and innovation-focused organizations. The project is intended to foster collaboration between industry, education, workforce development partners, and emerging businesses creating an environment where innovation can thrive.
Completion is expected in October 2027
Phase 1A represents the first of three planned phases for The MIC, a mixed-use project being developed in collaboration with the city of Mansfield and the Mansfield Economic Development Corp. (MEDC). When fully realized, The MIC will include approximately 240,000 sq. ft. of Class-A office space, up to 300 residential units, complementary retail offerings and parks and green spaces intended to create a vibrant live-work-play-and-learn environment.
The project is envisioned as a cornerstone of Mansfield's broader innovation district strategy and a catalyst for continued economic growth throughout southern Dallas-Fort Worth. As Mansfield continues to attract new residents, employers and investment, The MIC is designed to create a destination where innovation, business development and community engagement intersect.
The project also reflects a strong public-private partnership. The city of Mansfield and MEDC have supported Phase 1A through a strategic incentive package designed to encourage investment, job creation and long-term economic development within the innovation district.
