Construction began on a new 700,000-square-foot industrial campus in the West Valley that will target advanced manufacturing and tech industries, ktar.com reported.
Real estate development and alternative investment firm Creation is partnering with a real estate fund advised by Crow Holdings Capital on the Avondale Tech Center. Project partners, investors and city leaders met for a groundbreaking ceremony on Aug. 18, 2026, to recognize the beginning of construction.
LGE Design Build is both the architect and general contractor for the project, with construction slated for completion in the third quarter of 2027, according to ktar.com.
Located on 38 acres on the northwest corner of 117th Avenue and Corporate Drive along Interstate 10, the three-building Class-A development will be amid the West Valley's core manufacturing corridor. It will offer connectivity to Loop 303, Loop 101 and the Loop 202 extension.
“The Southwest Valley has demonstrated consistent demand from distribution and manufacturing users, and Avondale Tech Center was designed to meet the needs of the most operationally demanding among them,” Grant Kingdon, principal of the Mountain West region for Creation, said in a news release.
“The building specifications and amenity program we're delivering go well beyond what this submarket has historically seen. Paired with access to a skilled workforce and dependable utilities, we expect it to draw the kind of users who have made this corridor one of the most resilient in the Phoenix metro.”
The Avondale Tech Center will target advanced manufacturing, research and development, pharmaceutical development, aerospace, semiconductor manufacturing and defense contracting, according to ktar.com. Individual buildings will range from 212,184 to 254,264 sq. ft.
Building specification include 36-ft. clear heights, 7-in. unreinforced slab floors, 3,000-amp, 480-volt three-phase power (expandable to 6,000-amp), four EV chargers with eight charging stalls per building, fully gated, secure site parameters, steel roofs and upgraded K-25 ESFR sprinkler systems built to FM Global standards, ktar.com reported.
In addition to the standard operational space, the property will feature corporate tenant-focused amenities such as dedicated outdoor gathering areas for each building, a walking path around the campus and shared pickleball courts.
Creation also presented a $25,000 donation to the Southwest Family Advocacy Center during the groundbreaking, according to ktar.com. That nonprofit supports victims of child abuse, domestic violence, sexual assault and elder abuse with coordinated investigation and treatment.
